A longstanding, trusted relationship with Carter Machinery Company resulted in McKinney and Company performing an evaluation of an existing 130,000 square foot facility in Princeton, West Virginia as the first phase of this project. Carter Machinery Company is a leading dealer of heavy equipment throughout Virginia and West Virginia and until recently, was owned by Caterpillar, Inc.

The purpose of the initial phase was to compare options of building new vs. buying an existing facility and renovating to meet the Client’s proposed use. Once the building evaluation determined renovation as the more cost effective and schedule friendly alternative, design and construction documents were undertaken and completed and McKinney was put under contract to perform construction, as the ‘at-risk’ construction manager.

The project included substantial renovations and challenges to transform a basic retail facility into a facility that could accommodate 30-ton overhead bridge cranes and 100-ton tracked equipment. Foundations were designed and installed to support 25 new jib cranes. 24’ x 24’ Coiling door openings were installed and supported in existing masonry walls. A new, upsized electrical service was brought into the building and a combination of new mechanical systems coupled with re-use of existing systems was employed to provide conditioning of space and special ventilation requirements. Wash bays and paint shops, which could accommodate the large items of earthmoving equipment, were designed and constructed adjacent to the existing building. Finally, 12,000 square feet of office space was created to accommodate the Client’s administrative needs.

The schedule on the project was aggressive, with a total duration of design and construction of 11 months. McKinney successfully completed the out-of-town project under budget and on schedule with the level of quality that the Client demanded.
